What the Eigenmietwert is
If you live in a home you own in Switzerland, the tax system treats you as if you were paying yourself rent. That notional rent, the Eigenmietwert or imputed rental value, is added to your taxable income. In return you can deduct mortgage interest and maintenance costs. It is one of the more surprising features of Swiss tax for new owners.
How it is calculated
There is no single national formula. The Federal Supreme Court requires the imputed value to be at least 60% of the market rent, and cantons typically set it between 60% and 70% of what the home would rent for. Some cantons derive it instead from the property's tax value. This calculator lets you estimate it either way; your binding figure always comes from your cantonal tax assessment.
Why it still matters in 2026
Voters approved abolishing the Eigenmietwert on 28 September 2025, but the change only takes effect on 1 January 2029. For the 2026, 2027 and 2028 tax years it still applies in full, so it still affects your tax bill and the value of your interest and maintenance deductions today.
What changes from 2029
From 2029 the imputed rental value disappears for primary and second homes. In exchange, most maintenance and mortgage-interest deductions also fall away, with limited exceptions such as a deduction for first-time buyers. Cantons may introduce a special tax on second homes. Until then, nothing changes.
